With more people investing in vacation rental properties, competition becomes more intense. And after the pandemic, people want to get away on holidays!
So don't miss the wagon and be updated with the best tips to improve your rental or vacation home returns.
Here are some great tips for your rentals:
Tip #1 - Artificial Grass is your friend
Unfortunately balconies and terraces tend to be a bit forgotten when renting a place. For sure the view is amazing but... when you have a rented home with the luxury of a balcony, then you cannot miss on spoiling your outdoor area!
Balconies are awesome, but balconies with permanently stained floors are a definite no go. so what can you do?
Get your hands on some artificial grass and lay it out in the balcony to give it a fresh look. Your clients will love spending time there and it is a small cost for such an upgrade of your outside space!
How nice will it be to have your guests being able to practice yoga on the balcony with grass?
Extra tip: For more comfort don't hesitate to put a padding mat (provided that you can change it or waterproof it) under the artificial grass. It is such a nice feeling to step into a soft grass!
Tip #2 - Work on Your Rental Property’s Interior Design
Rental properties' owners tend to overlook the design of their place thinking that location will do the job. In an Instagram and Tik Tok world, they cannot be further from the truth.
99% of people look at the interior design of the vacation home before making a booking. They need to be assured that what they are paying for is actually worth it.
A lavish chandelier, a memorable bookcase in the corner, an exceptional décor and wall art are simple additions that could improve the appeal of your rental property significantly.
And if you don’t have an artistic eye, consider hiring a professional interior designer. They will be able to help your rental pop in the booking list.

Tip #3 - Make it Colourful!
If there is one trick to keep in mind it is this one! Want to add a tiny bit of color but not sure how? Your textiles, bedding, textiles, curtains, rugs and mattresses, can change the aspect of your space and your renting rate! No matter what you like, bright or dull, solid or printed, flowery or geometric, textiles can jazz up your rental vacation beyond recognition.
Tip #4 - Add Luxurious Items
Adding a luxurious touch to your vacation rental investment could give you an edge over the competition in the long run. Remember to add items that are long lasting, of good if not of very good quality and that will without a doubt add the luxury feeling your customers are looking for.
Some of the items you could add include electronic entry, coffee machines, climate control and connectivity systems, stainless dishwashers and range stoves, and marble or granite counters in the bathroom and kitchen.
The ROI (Return On Investment) when buying of quality is much higher. Instead of replacing the coffee machine every 2 years of so, a coffee machine of very good quality will last you a minimum of 5 years. So when you cut down how much you paid for it and how long it will last, you will realize that luxury items are worth it.
Tip #5 - Leave a Detailed Manual
You should create a manual for every function or item in your vacation rental property. It does not have to be a complex one but it will much appreciated by yours guests.
Heating systems, kitchen appliances, sound systems, and smart TVs could be very confusing to guests who have never used them before. A simple yet detailed " How to" booklet with explanations and maybe pictures will run a long way and your guest will be very much obliged.
Last but certainly not least on the list, you can also make visits memorable by offering:
Professional and friendly customer service
Clean and sufficient amenities
Clear printed rental check in and check out instructions
Personalized suggestions for events, restaurants, bars and clubs...etc
